BEAVERCREEK — After tabling the request for a major modification by The Lux of Beavercreek developers last month, Beavercreek City Council approved the request with 20 approved conditions. This will allow The Lux of Beavercreek to move forward with the development.
“I’m excited to see this type of upscale luxury housing move into our community,” Council member Melissa Litteral said. “I think it’s a wonderful project for the city.”
The Lux apartments is expected to bring to the community an additional 100 single family luxury units on the northeast corner of Hibiscus Way and Park Overlook Drive. The property sits on approximately 4.533 acres of land and is near two other apartment complexes developed by the same Indiana based construction company.
“We have seen demand for the next step up in luxury and that’s what we’re looking to develop with the Lux of Beavercreek,” Anderson Birkla said.
The Lux will complement Birkla’s other developments. The first apartment complex that was built in Beavercreek was the Lofts of Willow Creek. Next came L2, the second phase. This new phase was a more luxurious extension of the Lofts of Willow Creek. Together, the two developments consist of 325 residential units, each with its own amenities and unique design.
The Lux of Beavercreek will also have its own amenities, including a pool and leasing office. The unique aspect of the three developments will be that the residents of any complex will be permitted to utilize all the amenities of all three properties regardless of which community the resident lives.
The property was originally zoned in 1999 and over the years, the property and surrounding area has changes substantially. It was originally zoned to be row housing, but now, The Lux is considered to be a favorable project that will blend in well with the current office building near the property. Staff suggested that the application be approved with 20 conditions, including specifics regarding landscaping, lighting, pond specifications, construction limitations, etc.
“This development has been exceptional for our community. The quality of the other apartments has been fantastic,” Councilwoman, Debborah Wallace said. “I think it’ll be a beautiful environment for people to live.”
