BEAVERCREEK — Roddy Dentistry is expanding his practice by adding a new location at 4090 Indian Ripple Road at the intersection with Apple Blossom Road.

His current office is located at 2355 Lakeview Drive. Ron Roddy applied for a detailed site plan for the construction of an office building on 1.7 acres of land. The issue was posed recently to the Beavercreek City Council for approval.

The property in question is currently vacant. The property is zoned RO-1, which allows offices such as a practitioner or practitioners of a specialty, massage therapists, dentists, engineers or accountants – just to name a few.

The construction of the new facility is expected to be a one story with approximately 8,000 square feet floor plan. Because of the odd shape of this property, parking will consist of 28 off-street parking.

The office is expected to have seven exam rooms and seven employees on the largest shift.

The site plan has been approved with 19 conditions, one of which was added by city council. Mayor Stone had an issue with the possible trash collection times and wanted to add a condition that trash pickup has to restrict trash pickup to 7 a.m.

Other conditions consist of requirements for things such as signage, landscaping, lighting, construction hours and more.
