SUGARCREEK TOWNSHIP — A proposed residential development passed its first hurdle July 11 when the Sugarcreek Township Zoning Commission approved the preliminary sight plan for luxury senior housing.
The Grand of Sugarcreek would be built on approximately 10 acres on what is now the Rollandia Golf Center at 4990 Wilmington Pike and is to include 200 senior housing units — 123 independent living units, 57 assisted living spaces and 20 memory care units. Township trustees must now approve the sight plan and then the developer — Guttman Properties — will present a more comprehensive plan for final approval.
Groundbreaking is expected in the first quarter of 2018, with an estimated completion date of the second quarter of 2019, said Ian Guttman, CEO of Guttman Properties.
The developer has 42 acres under contract to build the senior community, twin single-family detached homes and a multi-family rental community. Guttman said the large part of the parcel will include approximately 250 apartments, 40 to 50 duplex units and the senior housing units.
“We’re excited to be working with the township administration to fulfill senior housing needs in the community,” Guttman said. “The township has been very positive and helpful. Our property is ideally situated along a main thoroughfare with great access to services, including Kroger, Costco, several restaurants and the Miami Valley Hospital.”
